Choosing a window
Which Commercial Window Suits Your Building?
The right window depends on the building height, wind rating, how much airflow you need and how the room is used. Here is how our commercial windows compare.
| Window type | Best for | How it opens | Why choose it |
|---|---|---|---|
| Double hung windows | Apartments, schools and traditional facades | Two sashes slide up and down | Airflow from top and bottom, nothing sticks out |
| High performance awning and casement | Offices and exposed, high wind sites | Hinged outward with a winder or electric operator | Strong weather seals and higher ratings |
| Commercial sliding windows | Offices, shops and wide openings | Slim sashes slide across | Large glass area and easy cleaning |
| Apartment sliding windows | Apartments and units | Sliding with an integrated security screen or flyscreen | Rated for higher wind zones |
| Sashless double hung | Cafes, offices and feature windows | Glass panes slide past each other | Clean sightlines with no sash frame |
| Servery windows | Cafes, takeaway counters and clubs | Lift up on gas struts or fold back | Opens the full width to serve customers |
| Fixed glazing | Shopfronts, lobbies and highlight windows | Does not open | The most glass and light for the frame |
Not sure which suits your project? Send us your plans or window schedule and we will recommend a system for each opening.
Glazing
Commercial Double Glazed Windows
Double glazing is the most common upgrade we make on commercial jobs. Two panes of glass with a sealed gap between them cut the heat coming through the glass in summer, hold warmth in winter and take the edge off traffic and rail noise.
It suits offices on main roads, medical suites, childcare centres and apartments where noise and comfort matter. For new buildings we supply the glass and frame details your energy assessor needs for the NCC Section J energy report.
Read more about double glazed windows, or ask us which glass suits each side of your building.
Glass options we supply
- Double glazed units for heat and noise control
- Low E glass to cut heat gain on west and north facing glass
- Laminated acoustic glass for busy roads
- Toughened and laminated safety glass to AS 1288
- Tinted or frosted glass for privacy and glare
Built to perform
What Makes a Window Commercial Grade
Commercial windows use heavier frames, stronger hardware and higher ratings than standard residential windows, so they handle wind, weather and daily use on bigger buildings.
Wind and water ratings
We match each window to the wind rating for your site and building height, as set out in your plans or engineering.
- Higher ratings for multi storey and coastal sites
- Tested weather seals and drainage
Heavier frames
Deeper aluminium sections carry larger and heavier glass without flexing.
- Bigger panes and wider openings
- Room for double glazed units
Hardware and finishes
Commercial winders, locks and restrictors, with frames powder coated or anodised to suit the facade.
- Opening restrictors for upper floors
- Electric winders on high performance awnings

Pricing
How Much Do Commercial Windows Cost?
Commercial windows are made to measure, so the price depends on the window system and the job. The main things that change the cost are:
- The window system and how it opens
- Size of each window and the total number
- Glass choice, such as double glazed, Low E or acoustic
- Wind rating and building height
- Removing old windows and making good the openings
- Site access, scaffolding and working around tenants
Larger projects are priced from your plans and window schedule. Every quote is a fixed written price before any work starts.

Common questions
Commercial Window FAQs
Answers to the questions business owners and builders ask us most about commercial aluminium windows.

Still have a question?
Talk to the team that makes and installs your windows. We reply within 24 hours.
How much do commercial windows cost in Sydney?
As a guide, a commercial grade double hung window starts from around $650, a commercial sliding window from around $700 and a high performance awning window from around $900, supplied and installed. Price depends on size, glass, wind rating and site access. Larger projects are priced from plans with a fixed written quote.
What is the difference between commercial and residential windows?
Commercial grade windows use deeper aluminium frames, heavier hardware and higher wind and water ratings. They carry larger and heavier glass, suit multi storey buildings and handle more frequent use than standard residential windows.
Do you make commercial double glazed windows?
Yes. Most of our commercial windows can be double glazed, with Low E or acoustic laminated glass where you need it. See our double glazed windows page for how the glass options compare.
What commercial window systems do you make?
We make double hung, high performance awning and casement, commercial sliding, apartment sliding, sashless and servery windows, plus fixed glazing and shopfronts. All are made in our Smeaton Grange workshop.
Can commercial windows reduce traffic noise?
Yes. Double glazing and laminated acoustic glass make a clear difference for offices, clinics and apartments on busy roads. Good seals and a well fitted frame matter as much as the glass, which is why we install every window ourselves.
Do you supply windows for apartment and multi storey projects?
Yes. We supply windows rated for higher wind loads, made to your window schedule and delivered in stages to suit the build. We also supply the balcony doors so one team handles the glazing.
Do your commercial windows meet wind rating requirements?
We match each window system to the wind rating for your site and building height, as set out in your plans or engineering, and make the windows to that rating.
Can you replace windows in an occupied office or shop?
Yes. We plan the work around your staff and customers, replace windows in sections and leave every opening sealed and secure at the end of each day.
Do you work from builders plans and window schedules?
Yes. Send us the plans and window schedule and we will quote each opening, confirm sizes on site when the frames are ready and deliver to your program.
Which areas do you install commercial windows in?
We install across Sydney and surrounding regions, including the CBD, inner west, eastern suburbs, North Shore, Hills, Western Sydney, South West Sydney, Macarthur, Sutherland, St George, the Illawarra, the Blue Mountains and the Central Coast.
